Step 1: What Type of Issue Are You Documenting?

IMPORTANT — Not for natural disasters / casualty events

This tool is for landlord repair/noncompliance issues (repairs, leaks, broken appliances, HVAC failures, electrical/plumbing problems). Florida’s repair duties are generally addressed under Fla. Stat. § 83.51, and the tenant’s 7-day notice remedy is in Fla. Stat. § 83.56(1).

If this was caused by hurricane/flood/fire or other casualty damage, use a casualty tool (Fla. Stat. § 83.63).

Routine Maintenance Request

Use this for non-emergency repairs and minor safety fixes. It helps you create a clear, dated documentation trail to send to the landlord/property manager.

  • Minor plumbing leaks, slow drains, running toilet
  • Appliance problems (fridge not cooling, stove not working)
  • Small electrical issues (outlet not working, flickering light)
  • Pest sightings, small exterior/trim repairs

Habitability / Material Noncompliance

Use this when health/safety or essential services are affected. It organizes your timeline, affected areas, and evidence so you can give the proper notice if needed.

  • No electricity/water, sewage backup, gas leak odor
  • Unsafe wiring/exposed conductors, blocked egress
  • Active roof leak/water intrusion, severe mold
  • Broken exterior locks/windows, missing smoke/CO detectors
